Client Challenge

Our clients were preparing to sell their much loved four-bedroom family home in Canterbury after living there for over 40 years.

The home was full of character, charm and original features, reflecting decades of care and memories. However, whilst the property had many beautiful qualities, it needed help bridging the gap between its traditional character and the expectations of today's family buyers.

The sellers had been advised that properties in the area were taking an average of around eight months to sell and were fully prepared for a lengthy sales process.

They approached us to stage the property ahead of launch, hoping to maximise its appeal and create the strongest possible first impression.

Our Approach

Our goal was not to remove the character of the home, but to enhance it.

We wanted to celebrate the property's original features whilst introducing a more contemporary feel that would resonate with modern family buyers.

Through carefully selected furniture, artwork, soft furnishings and accessories, we created a warm, inviting and aspirational environment that showcased the property's potential whilst respecting its history.

Our staging focused on:

  • Highlighting the home's character features

  • Creating a brighter and more contemporary feel

  • Helping buyers understand room functionality

  • Demonstrating how the property could suit modern family living

  • Creating an emotional connection from the moment buyers entered

By blending timeless character with modern styling, we helped buyers see not only what the property had been, but what it could become for them.

The Result

The property launched to the market following staging.

The sellers had been expecting the sale process to take several months and had prepared themselves for a timeline of up to eight months based on local market conditions.

Instead, the property sold in just two weeks.

The strong buyer interest generated from launch demonstrated the impact that presentation can have when a property's strengths are showcased effectively and aligned with the expectations of the target market.

Why It Worked

Buyers are often drawn to period homes because of their character and individuality. However, they can sometimes struggle to visualise how these properties will work for modern family life. We helped bridge that gap through our professional home staging. By introducing contemporary styling whilst retaining the property's charm, we helped buyers connect emotionally with the home and envision their future there. Rather than seeing a house that reflected the past, buyers were able to see a home that could support their own future memories and lifestyle.

Key Takeaway

This project perfectly demonstrates that home staging isn't about changing a property's identity. It's about showcasing its full potential.

After being lovingly lived in for over 40 years, this beautiful Canterbury family home was professionally staged to appeal to today's buyers while celebrating the character that made it special.

The result? A successful sale in just two weeks, despite expectations that it could take up to eight months.

If you're preparing to sell a family home and want buyers to see its true potential, professional home staging can help your property stand out, connect emotionally and achieve the best possible result.
