Client Challenge
This four bedroom family home in Haslemere had been on the market for approximately three months without securing a buyer.
During viewings, two key concerns were repeatedly being raised by prospective buyers.
The first was the property's position overlooking a busy road, with buyers often commenting on traffic and external noise. The second was a bedroom located on the lower ground floor, which many families felt was unsuitable as a children's bedroom.
As a result, viewers were focusing on perceived drawbacks rather than the home's many strengths, making it difficult for them to see the property's full potential.
The owners approached us to help reposition the property and create a stronger emotional connection with buyers.
Our Approach
Rather than simply furnishing the property, we designed every room with the likely target buyer in mind.
The lower ground floor bedroom was transformed into a stylish and functional home office. With remote and hybrid working now a priority for many buyers, this immediately shifted the conversation from an awkward bedroom to a valuable lifestyle feature.
Within the main living area, we carefully planned the furniture layout to draw attention away from the road-facing windows and towards the centre of the room. By creating strong focal points and a natural flow through the space, buyers were encouraged to engage with the room itself rather than the view beyond it.
To soften the feel of what had previously been an empty property, we introduced warm neutral tones, layered textures and earthy accents throughout the home. This created a welcoming atmosphere that felt comfortable, aspirational and ready to move into.

The Result
The impact was immediate.
Just 10 minutes after we completed the installation, before we had even packed the van, a viewer approached us to say he intended to submit a full asking price offer and wanted to purchase the furniture as well.
That wasn't the only offer.
Within days, a second buyer submitted another full asking-price offer.
After three months on the market with little movement, the property received two asking-price offers within a week of staging.
